Today we’re back with another property tax tutorial and this time, it’s on how to pay for your cukai tanah or quit rent online.
If you own a landed property (individual titled) in Petaling Jaya or Selangor area, you’ll receive this cukai tanah or quit rent. It’s a form of tax paid once a year to the relevant land office by May 31 annually.
The tax is imposed on owners of any landed property in Malaysia, which includes both freehold and leasehold land. As long as you own the landed property, you will have to pay quit rent every year, whether it’s vacant or occupied.
So now to pay the cukai tanah – go to the etanah website, you can type the following URL etanah.selangor.gov.my.

At the top right of the etanah website, click Pembayaran Cukai.

Then the next screen is Semakan dan Bayar Bil Cukai Tanah/Petak or in English it is “Check and Pay Quit Rent or Parcel Rent Bill”. To pay your cukai tanah, you can select either hakmilik tanah or No. Akaun/ID Hakmilik.
Then fill in the:
- Daerah,
- Bandar/Pekan/Mukim,
- Jenis Hakmilik,
- No. Hakmilik, and
- captcha
These property informations you can get it from your geran or property title. If you opt for the No. Akaun / ID Hakmilik option, you can get the cukai tanah account number from your cukai tanah (quit rent).
After you’ve filled in the informations, click the blue button – Cari to search.

Here you should see the property information (maklumat hakmilik) that you’re searching for. You want to double-check and make sure the following are correct:
- ID hakmilik / Title
- Status Akaun / Account Status
- Nama / Name
- Alamat / Address (this is your, the owner’s, registered residential address)
- No. Akaun Cukai Tanah / Account No.
- Status Hakmilik
- Mukim / District
- Jenis Hakmilik / Type of Title
- No. Hakmilik / Title Number, and
- Kod Lot (lot code number)
Then scrolling down below, you’ll see the Maklumat Cukai (tax information).

Here, you’ll see how much cukai you need to pay and the payment status.
If you haven’t paid your cukai tanah and you’re reading this today, click the green button, Bayar to pay.

You can pay via FPX, Visa card, MasterCard, or AMEX card.
Upon successful completion of the transaction, you should receive a receipt and proof of payment for your record purposes.
To download a copy of your cukai tanah or quit rent – you can click the yellow button, Bil Cukai to download a copy of the document, which will look like this.

After you’ve paid – that’s it! You’ve paid the cukai tanah/quit rent for the year. This tax has to be paid by May 31 annually. If you pay in the 2nd half of the year (after 31st May), you’ll be charged a penalty or tunggakan or late payment charges.
